Electrical Testing & Inspection
Every year some 12,500 fires are started through faulty electrical wiring and accessories causing death and injury.
Therefore it’s in your best interests to have your property electrical tested. Cables, switches, sockets, fuseboards and other equipment deteriorate with prolonged use, so they all need to be checked and necessary replacements or repairs made in good time.
To ensure your safety all electrical installations should be regularly tested and inspected to British Standards BS7671 – IEE Wiring Regulations, regularly, in general business premises should be tested every 5 years and homes every 10 years (or on change of occupancy), with some properties and locations requiring testing more frequently.

Portable Appliance Testing - PAT
Portable Appliance Testing, or as it’s commonly known Pat Testing is the legal requirement to ensure that you have all your portable appliances testing over a predetermined period.
The Electricity at Work Regulations places a legal duty on employees, employers and self- employed/sub-contracted persons to comply with the law and requires that a regular program of testing and inspection is carried out and to ensure as far possible no danger results from the use of such equipment, this in effect requires the implementation of a systematic and regular program of maintenance, inspection and testing, which Keane Electrical can provide.
Keane Electrical carry out all testing in accordance with the IEE’s (Institute of Electrical Engineers) Code of Practice for In-Service Inspection and Testing of Electrical Equipment and conforms to HSE (Health & Safety Executive) guidelines. Before commencing any testing, we carry out a risk assessment to ensure work can be carried out safely, effectively, and without risk to any individual.
Landlord Periodic Inspections
The following tests are carried out
- Visual inspection of fittings
- Continuity of earth conductors
- Continuity of ring final conductors
- Polarity
- Installation resistance - to check for any arcing or moisture between phase to phase earth
- Earth loop impedance - to verify path of earth
The testers used are:
- Voltage tester to measure Volts
- Continuity tester to measure ohms
- Insulation resistance to measure Mohms
- Earth loop impendence tester to measure ohms
- RCD tester to measure mS
